Home Buyer’s Guide

Once you’ve found a residence that you really like, it’s important to do some checks and research. We suggest the following as a guide:

  • Feel free to invite a friend/family or perhaps a local builder to inspect with you just for a second opinion (but remember that you’ll be buying it, not them)

  • Check for good natural light (which helps for healthy living)

  • Check that there is an exhaust fan over the cook top

  • Check under the sink area for possible leaks or water dampness

  • Open and close doors to rooms to check for any structural issues

  • Flush toilets to check for any plumbing problems

  • Check the age of the hot water service and where it might be positioned

  • Check the air conditioning works and that there is adequate heating and cooling through the property

  • Check if there is a current white ant report on the property

  • Check for any dampness on walls or cracking

  • Check over the fences to check what is in the neighbour’s yards for trees or buildings for example close to the boundaries as well as whether they might have pets (e.g. barking dogs)

  • Knock on neighbour’s doors and talk to the neighbours about what it might be like to live in the area and what might be the positives and negatives

  • Check the home security

  • Proximity to schools, shops and that it is not in a flight path

  • Drive by at night to view the property in a different light
